The Section 8 Housing Choice Voucher program assists more than 5 million Americans in renting safe, privately-owned housing. A voucher typically covers the difference between 30% of your adjusted monthly income and the local Payment Standard set by your Public Housing Authority (PHA). Eligibility is based on household size, gross annual income, citizenship, and local PHA preferences. Income limits are published by HUD annually and updated every fiscal year.

SNAP (Supplemental Nutrition Assistance Program) provides monthly food benefits to eligible households. In 2026, the maximum SNAP benefit for a family of four is $975 per month. Your state may offer additional programs — California operates CalFresh with expanded eligibility, and many states provide SNAP-Ed nutrition education. CheckMyVoucher checks your eligibility against all 50-state rule sets in real time.

Section 8 Income Limits by State

HUD publishes income limits every spring for each county and metro area. In most areas the threshold for a 4-person household is 50% of the Area Median Income (AMI). Families with income below the Extremely Low threshold (30% AMI) receive priority on most waitlists.

What is a Section 8 Housing Choice Voucher?
A Housing Choice Voucher is a federal rental subsidy administered by local Public Housing Authorities. HUD funds the program; the PHA issues vouchers to eligible households, who then find private-market housing. The PHA pays the landlord the difference between the rent and 30% of the household's adjusted income, up to the local Payment Standard.
How do I qualify for Section 8?
To qualify for Section 8, your gross household income must be at or below 50% of the Area Median Income for your county. At least 75% of new vouchers must go to households at or below 30% AMI. You must be a U.S. citizen or eligible non-citizen, and must pass a criminal background check as required by your PHA.
How long is the Section 8 waitlist?
Waitlist lengths vary dramatically. In high-demand metros like New York City, Los Angeles, and Washington DC, waitlists can exceed 10 years. In smaller cities and rural areas, waits may be 6 months to 2 years. Many PHAs close their waitlists when they fill; use CheckMyVoucher to find PHAs that are currently accepting applications.
